For agents & property managers
Your name is on the sign. We behave like it.
You are not hiring a contractor. You are lending someone your reputation with a client you spent years earning. That is a different job, and it is the one we actually do.
Itemised quote turnaround, held as a standing commitment — not a best effort.
Your seller talks to one person. Never to five separate trades.
Of completed inspection items photographed and documented for the re-inspection.

The three ways agents use us
Before the photos, during the option period, after the credit.
Pre-listing make-ready
Paint, floors, fixtures and a photography-grade clean before a single image is taken. The listing launches looking like the comp you want it measured against, rather than the one you are trying to beat.
Option-period repair lists
The buyer's report lands and the clock starts. Forward the PDF; we price every line, work the list, and document each item so the re-inspection is a formality instead of a renegotiation.
Instead of a credit
A repair credit is a discount on your seller's net with no control over the outcome. The same money spent on the actual repair usually costs less and removes the objection entirely.
The argument to make to a seller
Why prep beats a price cut on the maths
A price reduction is permanent, public and applies to the whole sale price. A repair credit is deducted at closing and is rarely smaller than the work would have cost. Prep, by contrast, is capped, controllable, and happens before the market forms an opinion.
In a metro where roughly 37% of active listings have already taken a reduction and around 40% of closings carry a concession, the question is no longer whether the seller pays for condition. It is whether they pay for it on their terms or the buyer's.
