Make-Ready work by Home Ready TX in Austin, TX

What's included

Everything in a make-ready.

A make-ready is the highest-return work in real estate because it is judged by camera and by first impression, not by an appraiser. Paint and floors change every photograph on the MLS at once.

01

Interior repaint — walls, trim, doors, ceilings where needed

02

Flooring repair or replacement; carpet pull and LVP install

03

Fixture and hardware refresh — lighting, faucets, pulls, outlets and plates

04

Drywall patching, texture matching and nail-pop repair

05

Deep clean including appliances, windows, blinds and garage

06

Curb appeal — mulch, edging, pressure-wash, door refinish

How it works

Four steps, no surprises.

01

Walkthrough

We come to the property — free, no obligation, usually within a couple of days. If you have an inspection report, email it first and we will walk the house against it.

02

Itemised quote in 48 hours

A written scope with a line for every item, not a lump sum. You can cut anything on it. No allowances that quietly grow later.

03

One crew, one schedule

We coordinate every trade ourselves. You get one contact and one schedule — you are not chasing a painter and an electrician separately.

04

Final walk and documentation

We walk the finished work with you, photograph every completed item, and hand over a written summary you can forward to an agent or a buyer.

Questions

About make-ready.

It scales with square footage and scope rather than with neighbourhood. 7–14 days for a standard 3/2 once the quote is approved. Use the cost estimator on this site for a planning range, then book a free walkthrough for the itemised number.

A make-ready prepares a home to be listed or re-rented: interior paint, flooring repair or replacement, fixture and hardware updates, minor repairs, curb appeal and a photography-grade clean. The goal is a house that photographs well and shows without excuses.

Within 48 hours of the walkthrough for almost every project. If you send a buyer's inspection report by email we can often price the list before we set foot on the property, then confirm on site.

Yes, and it is a large share of what we do. Email the PDF and we return an itemised quote against every line item, work the list with licensed trades where the item calls for one, and photograph each completed item for the re-inspection.

It depends far more on square footage and scope than on neighbourhood. A cosmetic turn on a small condo and a full pre-listing make-ready on a long-owner home are different orders of magnitude, which is why we built a cost estimator on this site rather than publishing a single number that would be wrong for most houses.

Most make-ready and inspection-repair projects begin within a week of an approved quote. Smaller punch lists can often start the same week you call.
